Beware of the lowest priced inspection

Most inspectors have a set rate for their home inspection regardless of the size or type of the property to be inspected. The reason for this is simple, your home conforms to their inspection rutine. In other words, you get set amount of service regardless of your home. If they over price their inspection, you lose. If they under price their inspection, you lose.

The way I look at it, there are two types of Inspectors out there to avoid. The low priced, bottom feeders, and the high priced cherry pickers.
Beware of the lowest priced inspection

The bottom feeders are usually guys who are just starting out or offer a bare minimum inspection service. These people usually use pre printed check list forms and inspect to the minimally accepted standards of practice required by illinois law (That is if they are liscenced). These type of inspectors usually use pre printed forms that are hand written and usually hard to read. Read On
